Overhead garage doors have numerous different components, probably the most in the house and thus they need to be taken care of regularly to keep them in proper order and to avoid any difficulties which they are likely to cause in future. The most common problems which cause the overhead garage door to malfunction are listed below. Most of the parts being metallic can rust if not regularly oiled, they can loosen due to over use, regular wear and tear can cause the edges of the door to become rough and jam as well as the springs to lose their tension. Overhead garage doors are of two types. There are simple one piece doors which slide down and up using a panel which has a lightweight and rigid structure along with a horizontal set of panels which have junctures using hinges and fold when they are slip open and on there is also another variety of doors which have a more operation than the single door one. Whichever garage door you have, it requires proper care and regular maintenance. While inspecting the door, start by scanning the hardware, the hinges and the rollers along with the brackets for issues. Check and be sure that the nuts are placed correctly and correctly do their holding. A weakly fixed screw with broken threads should be removed and a carriage bolt should be used instead. Use a drill machine to make a hole through the door and put the carriage bolt facing the inside and seal it with a nut and washer from the inside. Inspect the door rollers to make sure they are in good condition, then check to see that the roller spindles are parallel to the door seams and are not bent. A newer substitute must be brought out if the roller is broken. Twice every year, put a few drops of oil on the pins of the door hinges and also properly oil the spindles along with the bearings in the door rollers. There is a specific panel which allows the overhead door to slide up or down. The two panels for a single piece variety of garage doors are suspended from the ceiling. Section doors also have two overhead tracks, but these curve down into vertical tracks on either side of the door opening. The door brackets have rollers which hold the door in place. The tracks shouldn't be dirty and the plumbing shouldn't be irregular, in addition, they should be level or slightly pitched inwards. The metal tracks may get bent and cause the rollers to go off-course leading to difficulties in the sliding of the door. The rollers may bind due to any dirt or debris which may get stuck. The correct plumbing of the vertical sections and the leveling out of the horizontal sections is necessary. The distance between the tracks should be equal and they should be parallel. To align a pair of improperly aligned tracks properly, they should be loosened from the holding bracket slowly and then very delicately tapped back into place without chipping them. Once adjusted, the brackets should be well tightened. Wipe the tracks clean from the inside and then spray the top of the track with some silicone spray. Strong and springs with major tension are used to bond to the door via braided cable. The movement of the door upwards and downwards is smoother. If you have managed to attach the springs correctly, the tension will hold the weight of the door till a height of three feet from the ground. Beyond a height of three feet, the door can be made to lift itself. To readjust the spring, it is important to make sure the lubrication of the other components is done properly. The S shaped hook located at the end of the braided lift cable needs to be repositioned in accordance to whatever adjustment is required to be made in the tension spring. There is an overhead bracket with holes into which both such hooks fit. Use clamps or blocks to lift the block and keep it in place. The hooks should be adjusted to create tension but it should be kept on mind that both the hooks are leveled. The torsion springs have an internal ratchet mechanism which can be tightened using an iron bar. Due to the heavy tension in the spring, the adjustment process is dangerous. It is best to leave tension spring adjustment to a professional.
